Yes I have one and it was a wonderful purchase. It is as extremely versatile to set up as a normal CCS tarp. Yes the screens can be unzipped on all four corners so all four sides can be rolled up and tied out of the way when there is a breeze, in fact if the breeze is blowing around ten mph or better it best if you do. There are places at the bottom to stake it down but I found it best just to roll them up. My wife even feels it stuffs easier into the stuff sack when the screens are rolled up. They are however pricey but I got mine from Piragis last year at the end of their rental season for a substantial savings. I have read about adaptations others have made and they didn't cost as much and may be lighter in weight but it has proven its worth to me.
I was even able to impress two Forest Rangers this past summer with it. As they paddled past out campsite site they noticed it up and inquired as to who made it and after we told them they asked if we minded if they took a closer look. We told them go ahead and they stopped and one of them gave it a good looking over and said it was the best setup he had seen. Wrote down in his notebook Cooke Custom Sewing's name and thanked us and left. I figure for all of the camps they see it must say something if they took notice of this one over the others that they must see. It's just another fine example of CCS's work.
